How does it work?
You search for an address, the free preview shows you which house it is, and after payment ScanAdresse reads the public registers and puts them together in one dossier. As soon as it is ready, you receive an email with the link.
1. The free preview
Before you pay, you see the address from the national address database, the municipality, the department, the region and the point on the map. You check that it is the right house.
2. Order and pay
A dossier costs €29 including VAT. You pay by card; we never see your payment details. The dossier is produced right after payment: that is why we ask, with a separate box, for your express consent and your waiver of the right of withdrawal.
3. Reading the registers
ScanAdresse queries IGN’s cadastre and Géoportail de l’urbanisme, public-interest easements, the Mérimée base of listed monuments, Géorisques, ADEME, the national buildings register, the co-ownership register, Sitadel permits, DVF sales, DGFiP rates and recorded crime per municipality.
4. The dossier
A web page with a map and the same content as a PDF. Next to every answer, the source and the date. The link stays valid for a year; the PDF is yours.
- The parcel: The cadastral section and number, the parcel’s shape and area, and the building in the national buildings register.
- Every rule of the local plan, with its article: The zone of the PLU, PLUi or carte communale, every prescription and the rules with a link to the document on the Géoportail de l’urbanisme; the national rules where the municipality has no plan.
- Easements and heritage: Public-interest easements on the parcel and the surroundings of listed monuments.
- Hazards and nuisances, plainly: Flooding, clay, radon, seismicity, cavities, ground movements and natural-disaster orders according to Géorisques; polluted soils, classified installations, airport noise and Natura 2000.
- What may change around the house: The building permits in the cadastral section (Sitadel) and the zones of the neighbouring plots.
- Building and energy: The energy performance certificate registered at the address by ADEME, the year of construction and the registered co-ownership.
- Prices and costs: Actual sales around the address (DVF), the municipality’s median price, the department’s transfer duties, the notary’s fees and the property tax rate.
- Sources and licences: For each item, the producer, the licence and the date we read it.
What ScanAdresse is not
- Not a property diagnostic: the seller’s diagnostics remain mandatory.
- Not the state-of-risks report: the seller provides it, and ERRIAL lets anyone produce it for free.
- Not a planning certificate or an opinion of the town hall.
- Not legal advice or a valuation of the house.
If the dossier cannot be produced
You are refunded automatically.
The dossier is an automatic report: it sets out rules and facts from public registers, without any opinion on a project or on the legal situation of a property. It does not replace the seller’s diagnostics, the state-of-risks report, the notary, a lawyer, a surveyor or the town hall.
