Frequently asked questions

What is ScanAdresse?

The dossier of a house before you sign: for an address in France, ScanAdresse brings together what the public registers say about the parcel, planning, easements, hazards, permits around and purchase costs, with the source and date of every item.

Why before the compromis?

Because once the compromis de vente is signed, only the ten-day cooling-off period and the agreed conditions remain. Before it, you can still ask questions, request documents or negotiate.

How much does a dossier cost?

€29 including VAT per address. The preview, which shows the municipality and the point of the address, is free and needs no account.

Is the dossier a diagnostic or a state-of-risks report?

No. The diagnostics in the technical diagnostics file are drawn up by a diagnostician and provided by the seller; the state-of-risks report is a separate document the seller hands over. The ScanAdresse dossier is an automatic report on public data, which does not replace them.

Does the dossier say whether I can extend or build?

No. It sets out every rule of the local plan that applies to the parcel, with its article, and the procedures in general. On a specific project the town hall decides; for advice, a notary or a lawyer.

Where does the data come from?

From public open data: IGN’s cadastre and Géoportail de l’urbanisme, Géorisques, ADEME, DGFiP’s DVF sales and property tax rates, Sitadel permits, INSEE and the Ministry of the Interior’s recorded crime. Every item carries its source and date.

What if a source does not respond?

The dossier then says ‘source unreachable’, never ‘not found’. If the dossier cannot be produced, you are refunded.

Who is behind ScanAdresse?

SRI Group BV (VAT BE1037052239), a Belgian company, which sells the dossier under the TerraFact brand. Its full details are on the Legal notice page.
