A house’s property tax is worked out as: cadastral rental value × 50 % × the rate of the municipality and intercommunality, plus the household waste tax on the same base. With a rental value of 4,000 euros, a 40 % rate and a 10 % waste tax: €800 of property tax and €200 of waste tax.

How property tax is worked out
The tax base is half the cadastral rental value, uprated each year. The rate voted by the municipality and, where relevant, the intercommunality, special taxes and GEMAPI is applied to it; the household waste tax is added on the same base. The rates per municipality are in our study.

Questions
Where do I find the rental value?
On the seller’s property tax notice: the tax base, or revenu cadastral, is shown there and is already half the cadastral rental value. In that case choose ‘base on the notice’. A home’s rental value is not public: ask the seller for the notice.
Where do the rates come from?
From the rates voted in 2025 published by the DGFiP (REI): the rate of the municipality and the intercommunality, and the household waste tax. 2026 rates may have changed: you can correct the rate.
Is the calculator free?
Yes, no account. The browser only loads the list of rates for the chosen department; what you enter is sent nowhere.
Who pays property tax in the year of the sale?
The owner on 1 January receives that year’s notice; the deed usually provides for a pro rata refund by the buyer. The notary sets it out.
