In 2026, for an existing house, so-called notary fees are generally 7 to 8 % of the price. They include transfer duties (a 5 % departmental rate in most departments, 4.50 % for a first main home, plus 1.20 % for the municipality and 2.37 % assessment fees on the department’s share), the notary’s fees on a sliding scale (3.870 % up to 6,500 euros, then 1.596 %, 1.064 % and 0.799 %, plus 20 % VAT), the 0.10 % land registration contribution and disbursements. For 250,000 euros in Paris: about €20,120.

How the costs are worked out
Transfer duties are calculated on the price, excluding agency fees paid by the buyer and furniture. The calculator adds the department rate, the 1.20 % municipal tax and the 2.37 % assessment fees on the department share. For new-builds sold off-plan (VEFA), a reduced land registration tax replaces these duties.
The notary’s fees follow a scale set by ministerial order, by price bands, plus VAT. Disbursements (cadastre, mortgage register search, planning documents) vary: the default is an estimate you can change.

Questions
Is the calculator free?
Yes. No account, and the calculation runs in your browser: we neither receive nor keep the price you enter.
Why are they called notary fees?
Because the notary collects them at signing, but most of it is tax: the transfer duties paid on to the department and the municipality. The notary’s own fees (émoluments) are a small part.
What counts as a first purchase?
The increase of the departmental rate to 5 % for deeds signed from 1 April 2025 to 31 March 2028 does not apply to buying a first main home, under the conditions set by law. The notary checks whether you meet them.
Is the result exact?
It is an estimate with the statutory rates, not advice. Disbursements and formalities vary per file, and the notary may grant a discount on the part of the fees above 150,000 euros. The exact amount is in the notary’s statement.
