General terms of sale
Version of 28 October 2026. They apply to orders placed from that date; each order is governed by the version attached to the order confirmation.

2. What you buy
A one-off overview of the public datasets listed on the Method and sources page, for the address you choose, with general explanations, a downloadable PDF and twelve months of access to the web version. It is a snapshot as of the date it is produced: it is not updated.
The limits of the dossier: This report is generated automatically by SRI Group BV (VAT BE1037052239) from public data, with the source and date of each section. It is not a property diagnostic within the meaning of article L271-6 of the French Construction and Housing Code, nor a state-of-risks report under article L125-5 of the Environment Code, nor a planning certificate, nor legal advice. It sets out rules and facts; it does not rule on a project. A project is decided on by the town hall and the other competent authorities; for advice, consult a notary, a lawyer or a qualified professional.
The dossier contains no data on the owners or occupants.
3. Price
€29 including VAT per dossier, 20 % VAT included for a consumer in France: that is the total price, for a one-off purchase, with no subscription or extra costs. Payment by bank card via Stripe; we never see your card details.
4. The order
- You search for the address and open the free preview: you check on the map that it is the right one.
- Above the button you see the summary: address, content, total price and length of access.
- You tick two boxes, never pre-ticked: the terms, and immediate performance with the waiver of the right of withdrawal.
- The ‘Order with obligation to pay’ button takes you to Stripe’s payment page.
- The contract is concluded when the payment is accepted.
5. Confirmation and delivery
Right after payment and before delivery we send you on a durable medium (email) the contract confirmation with these terms, the text of the two boxes ticked with date and time, and the model withdrawal form. The dossier is produced right after, usually within a minute; delivery begins when it is available to you. If it cannot be produced, you are refunded in full, without having to ask.
6. Access
The web version stays accessible for twelve months after delivery; the PDF remains yours.
7. If a source does not respond
The dossier says so in the section concerned (‘source unreachable’) and never presents it as ‘not found’. If a substantial part is missing, the dossier may not be in conformity: article 8 applies.
8. Conformity
The dossier must match what these terms describe. You have the statutory conformity guarantee for digital content (articles L224-25-12 ff. of the French Consumer Code): free correction, or failing that a price reduction or termination with a refund.

9. Right of withdrawal
In principle you have fourteen days from the conclusion of the contract to withdraw, without giving a reason (article L221-18 of the French Consumer Code). The dossier is digital content not supplied on a tangible medium: its performance begins right after payment. With a separate box, never pre-ticked, you give your prior express consent to this performance and expressly waive your right of withdrawal (article L221-28(13)). Without that consent you cannot order. We confirm the consent and waiver on a durable medium.
As long as the right of withdrawal exists (for example before delivery), you exercise it online with the ‘Withdraw from the contract here’ function (article L221-21), free and without an account, at the bottom of every page, in My addresses and in the order confirmation: you identify your order, then click ‘Confirm withdrawal’. You may also send us an unambiguous statement by email, or the model form attached to the order confirmation. We acknowledge receipt without delay, by email. For a dossier already made available to you after your express waiver, the function remains accessible and we review the request, but the right of withdrawal in principle no longer exists.
10. Liability
We are liable as the law provides. No clause limits your consumer rights or our liability for gross negligence or wilful misconduct. The dossier reproduces third-party data (public bodies) with their source and date: we do not correct it.
11. Use and open licences
You may use the dossier yourself and share it with those helping you (notary, bank, family). Public data remain subject to their licence (Licence Ouverte 2.0).
12. Archiving and language
We keep the contract (order, text of the boxes, version of these terms) for seven years, the Belgian accounting retention period. The contract is concluded in French, or in English if you order on the English version of the site.
13. Consumer mediation
[Proposal, to be confirmed] If a dispute is not resolved by our customer service, you may refer it free of charge to the consumer mediator (article L612-1 of the French Consumer Code): Service de Médiation pour le Consommateur (Consumentenombudsdienst), North Gate II, boulevard du Roi Albert II 8, 1000 Bruxelles, Belgique, mediationconsommateur.be, an alternative dispute resolution body on the European Commission’s list that handles disputes in French.
14. Applicable law and courts
Belgian law applies, without depriving you of the protection of the mandatory rules of your country of residence (article 6 of the Rome I Regulation). You may go to the court of your place of residence; we can only bring proceedings against you there.
15. The package
The package costs €199 per month including VAT and includes 10 dossiers per month. It is meant for people who study many addresses for their work. The month runs from the day you take it and the package renews every month. A dossier counts when you order it; if it cannot be produced, it does not count. A dossier beyond the package costs €29.90 including VAT.
Dossiers you do not use in a month carry over to the next month, as long as the package is active. Your balance never exceeds 30 dossiers, including those of the new month: anything above that lapses.
You cancel the package online in My addresses. It stays active until the end of the month paid; dossiers not used by then lapse. Each dossier from the package is supplied immediately: article 9 applies.
16. A team
With the package you create a team of 3 people, yourself included. An extra member costs €19 per month including VAT. You remain the customer: you pay and decide who is in the team.
17. Your brand and your domain
With the package you put your logo, your colour and your contact details on the package’s dossiers, and the dossier links on your own domain. You declare that you have the right to use that logo, name and domain. At the bottom of each dossier it still says it was made with ScanAdresse.
